10 Signs Your Caravan May Have Damp

Here are 10 signs that could indicate your caravan has a damp or water ingress problem.

By the time staining or soft wallboards appear, moisture may have been present for some time.
Here are 10 signs that could indicate your caravan has a damp or water ingress problem.
1. A Musty or Damp Smell
One of the first things you may notice is a persistent musty smell when you enter your caravan, particularly after it has been closed for several days.
A stale or damp smell doesn't automatically mean you have water ingress, but it's worth investigating rather than simply masking the smell with air fresheners.
2. Soft or Spongy Walls
Gently press around the internal walls, particularly near windows, doors, corners and roof joints.
Wallboards that feel unusually soft, spongy or flexible can indicate that moisture has affected the materials behind the decorative surface.
Pay particular attention to areas around external fittings where seals may have deteriorated.
3. Discolouration or Water Stains
Look for brown, yellow or darker patches on walls and ceilings and inside cupboards or lockers.
Water staining can indicate either current water ingress or a previous leak that has since dried.
Even an old-looking stain is worth investigating.
4. Bubbling or Peeling Wall Coverings
Wallpaper and decorative wall coverings shouldn't normally bubble, lift or peel away from the wall.
If they do, particularly around windows, rooflights or external fittings, moisture may be present underneath.
5. Mould or Mildew
Black, green or grey mould around walls, windows, cupboards or corners should be investigated.
Condensation and poor ventilation can also cause mould, so its presence doesn't necessarily confirm water ingress. However, persistent or heavily localised mould can indicate an underlying moisture problem.
6. Swollen or Distorted Woodwork
Moisture can cause timber and wood-based materials to swell and deteriorate.
Cupboards, panels, window surrounds or internal trim that have changed shape, started separating or become difficult to open and close may have been exposed to moisture.
7. Damp Inside Cupboards and Lockers
Some of the most useful places to check are areas you don't normally see.
Open overhead lockers, wardrobes and cupboards and check underneath seats and beds.
Look and feel for moisture, staining, softness, mould or unusual smells, particularly where these areas meet an external wall.
8. Problems Around Windows and Rooflights
Windows and rooflights have seals and joints that can deteriorate with age and exposure to the weather.
Look for staining, damaged sealant, moisture, soft wallboards or evidence of water tracking around these areas.
It's also worth visually checking external seals for cracking, separation or deterioration.
9. A Soft or Spongy Floor
Your caravan floor should generally feel firm underfoot.
If an area feels unusually soft, springy or spongy, it should be investigated.
There are several possible causes, including floor delamination, so a soft floor doesn't automatically mean damp. However, moisture can damage flooring materials and shouldn't be ruled out.
10. High Moisture Meter Readings
One of the biggest problems with caravan damp is that there may be no obvious visible signs at all.
A suitable moisture meter can help identify elevated moisture levels within caravan walls and other areas before significant visible deterioration appears.
A proper damp inspection involves taking readings systematically around the caravan rather than simply testing one or two convenient areas.
Where Should You Check for Damp?
Certain parts of a caravan are more vulnerable to water ingress because they contain joints, seals or openings through the body.
Areas worth paying particular attention to include:
Windows and doors
Rooflights and ventilation points
Roof and wall joints
Awning rails
Grab handles
External lockers
Service points and external fittings
Front and rear panels
Inside cupboards and lockers
Floor edges and corners
Essentially, any fitting or joint that penetrates the caravan body has the potential to become a route for water if its seal deteriorates.
Why Catching Damp Early Matters
Water ingress doesn't usually improve by itself.
If moisture continues entering the caravan, it can eventually affect wallboards, timber, insulation, flooring and other structural materials.
What might initially require attention to a deteriorated seal can potentially become a much larger repair if the source isn't identified and corrected.
That's why periodic damp checks can be worthwhile even when your caravan looks perfectly dry.

Don't assume the worst.
Finding one of these symptoms doesn't automatically mean your caravan has serious damp damage. Condensation, ageing materials and other issues can sometimes produce similar symptoms.
The important thing is to establish what's causing it.
